Dip in Mortgage approvals as lenders hold back

The average deposit required by lenders for the month of October was 40% meaning those on lower incomes struggled to meet the criteria for the higher loan to value loans.
This has caused a dip in the number of buyers with lower incomes and causing purchase agreements to fall the fastest in the lowest price property brackets. Property purchase loans below £250,000 fell from 36,187 in September to 35,772 in October.

The quantity of loans for residential purchases fell again for the month of October, as lenders ease mortgages for the wealthiest of borrowers.

Woolwich sees new product range for buy to let.

Barclays offering mortgages through Woolwich are adding a property cap for all new customers on their buy to let range who wish to borrow above 60% loan to value. The maximum available will now be 4 properties. This will not affect existing customers or those wishes to stay below the 60% loan to value bracket.
Woolwich buy to let product range is also being extended from tomorrow to include a 75% LTV product and a competitive 5 year fixed at 4.99%.

2012 to continue the buy to let boom

Many people believe the buy to let market will remain strong and continue to grow  as the fragile economy makes it difficult for first time buyers. There is also a general feeling that people will remain where they stay secure in their homes and not enter the market for further borrowing unless this is on a buy to let basis to take advantage of the current and expected future boom.
This unprecedented demand for rental properties has forced up the cost of the average rental charges within the UK and Landlords are seeing an increased income and profitability margin.
Would-be purchasers have been forced to remain in rented property due to the struggle of getting on the property ladder with the strict lending criteria and large deposit requirements imposed by mortgage lenders to get a good deal.
